The Devon Redlands National Character Area (NCA) lies in south Devon and is centred on the lower Creedy, Exe and Culm valleys. A hilly landscape with steep valleys and red soils, flat, alternating broad and narrow valleys with rich meadowland – settlement often on strategic crossing points overlooking these valleys which were historically subject to widespread winter flooding. It is framed to the west by the prominent flint-topped Haldon Hills, typified by conifer plantations and some remnant heathy commons, and to the east by the East Devon Pebblebed Heaths, an area of extensive, open-access, lowland heath. The area opens out to floodplains and saltmarshes at the coast. Around 9% of the Character Area is urban and 8% is woodland; 7% of the Character Area falls within the East Devon AONB with a small strip, just 33ha, of the Blackdown Hills Area of Outstanding Natural Beauty (AONB) on its north-eastern boundary.
